A Letter from the Directors
It’s been a hectic twelve months at Resi Ventures. Between funding milestones, project completions, a first foray into non-residential development, and the continued build out of our Queensland pipeline, there hasn’t been a quiet week.
Our Queensland story goes back further than most realise. As the Victorian market began to turn in late 2021, we made the call to diversify, buying our first project in Hervey Bay. Four years on, that decision has proven one of our most important. Today, almost 50% of our live projects sit in Queensland, with regional Queensland central to our strategy.
This year, we settled a 29-hectare parcel at Zilzie on the Capricorn Coast, funded through Bowery Capital, and acquired 48 hectares of englobo land at Hidden Valley, Yeppoon. We also raised investor capital for our next wave of projects across Zilzie, Innes Park and Hidden Valley. Looking ahead, we expect close to 70% of our future pipeline to sit within Queensland, our acquisitions team’s top priority.
We’ve also spent eighteen months exploring South Australia. We haven’t landed a deal yet, but we’re pursuing development agreements there and remain confident in the market’s long-term future.
Queensland’s strength has helped offset a tougher run in Victoria. Momentum was building in late 2025, but three rate hikes since took the wind out of the sails, deterring buyers and raising our cost of funding. Planning has also grown steadily harder over the past decade, with approvals stretching across more referral authorities.
Despite that, we reached significant milestones. Evoke, our 92 townhouse development in South Morang, and Accolade, our 500 lot community in Rockbank, both settled. Watsons Reach in Diggers Rest has seen strong uptake since launching earlier this year, and Shearwater in Paynesville is getting closer to its launch date.
There’s a silver lining to the down market too: it remains a good time for first home buyers, and landowners we’re in discussions with increasingly recognise the value a development agreement offers over an outright sale.
For the first time in sixteen years, we’ve brought in a capital partner rather than joint-venturing with a landowner, taking on our first non-residential project near Ballarat, earmarked for a data centre alongside a broader green energy mix. We didn’t want this to pull focus from our core land delivery business, so sharing the risk and reward was the right approach.
A word we’d use to describe the road behind us is, resilience. We’re genuinely thankful for the Resi Ventures team, who make everything we do possible.
The next twelve months will be just as busy, with our Queensland projects launching between Q4 this year and Q1 next, alongside two regional Victoria projects. We’ll keep pursuing opportunities while empowering our team to do their best work.
At a time when land supply is tightening across both states, we’re proud to keep bringing land to life.
