Resi Ventures’ Acquisition Strategy: Insights from Our Acquisitions Manager

At Resi Ventures, we’re excited about the opportunities that lie within regional development. With an increasing number of families looking to escape the hustle and bustle of city life, our Acquisitions Manager, Rodney Mifsud shares some valuable insights into our strategy for identifying and nurturing these promising opportunities.

Q: What are the opportunities for a developer in a regional area?
Rodney:  The opportunities we see in regional areas are abundant, particularly due to the growing demand from home buyers eager to embrace a lifestyle outside the city. Families are increasingly gravitating towards regional living for a multitude of reasons: the relaxed lifestyle, a closer connection to nature, and the beautiful countryside that Victoria has to offer. At Resi Ventures, we’re committed to meeting this demand while also creating employment opportunities in these regions. Our aim is to foster communities where families can thrive.

Q: How does developing in a regional area differ from metro?
Rodney: Developing in a regional area requires a nuanced understanding of the town’s growth plan. It’s essential to grasp the unique characteristics of the local community and its residents. By designing and building master-planned communities tailored to these needs, we can positively impact the town’s growth for years to come. Engaging with local stakeholders and understanding their aspirations ensures that our developments are not just structures, but integral parts of the community.

Q: As acquisitions director, what criteria do you need to meet to make a project viable?
Rodney: We typically look for projects with 200 lots or more, as these allow us to create a desirable living environment that fosters community growth. Our goal is to provide amenities that enhance the overall liveability for homeowners within the estate. Additionally, we specialise in partnerships with landowners to maximise the returns they achieve through Land Development Agreements. This collaborative approach helps us create spaces that resonate with the community’s needs while ensuring a win-win for all parties involved.

Q: How has the landscape for developers changed over the last 12 months?
Rodney: The market is constantly evolving, and it’s crucial for us to adapt to the shifting needs and desires of home buyers. We’ve noticed a trend towards smaller lots, particularly in inner Melbourne, driven by affordability. In contrast, regional areas often offer larger, more affordable land sizes, making them appealing to a broader range of buyers. It’s not a one-size-fits-all approach; having a diverse mix of lot sizes is vital to cater to the varying preferences of our buyers.

If you or someone you know has land that might be suitable for development and wants to explore how to maximise your outcomes through a Land Development Agreement, feel free to reach out. You can contact Rodney directly at 0438 598 011 to discuss your needs in detail.

At Resi Ventures, we’re passionate about creating sustainable communities that not only meet housing demands but also enhance the lifestyle of those who call them home. Stay tuned for more updates as we continue to explore exciting opportunities in the regional development landscape.
